About the Calvert County, Maryland Area

Calvert County is the smallest county in Maryland. Located only an hour’s drive from our Nation’s Capitol, no point in the county is more than 5 miles from navigable water. It is bounded on the east by the Chesapeake Bay, the west and south by the Patuxent River. It is a little more than thirty miles long and at the widest point nine miles wide. The most notable feature is the Bay shoreline where the magnificent Cliffs of Calvert extend from Chesapeake Beach to Solomons. Collectors of 15 million year old fossils have been attracted to the area since the early 19th century.

Because of its unique, natural and man-made attractions, the County provides excellent recreational opportunities for boating, sailing, crabbing and charter boat fishing. There are many fishing piers and boat ramps available for public use. There are many parks and nature centers offering swimming, canoeing, kayaking, biking, hiking, camping, birding, fossil hunting, golf and museums offering historic points of interest.

Calvert County has been the fastest growing county in Maryland during the past ten years. The population is 2001 was 78,307 (US Census Bureau estimate) and projected population for 2010 is 86,600. The county is trying hard to retain the rural atmosphere.

Calvert County consists of 14 towns:

Dunkirk  Huntingtown St. Leonard
Owings Prince Frederick Lusby
Chesapeake Beach Barstow Dowell
North Beach Broomes Island Solomons
Sunderland Port Republic

Dunkirk

The first town as you enter the county from the north.  This is where one of three district parks is located which has ball fields, soccer fields, tennis and basketball courts, playground, picnic area, trails, and a skate board park.  There are several small shopping centers which include a grocery store, a few office buildings, fire house and post office.

Owings

There is a little town with a bank, post office and gas station/convenience store but you can live from the river almost to the bay and still have an Owings address.  There is also  an area called Chaneyville which has a small shopping center and roller skating rink.
Throughout the area of Owings you will find Northern High School, Northern Middle School, Mt. Harmony Elementary School and Windy Hill Elementary School.

Chesapeake Beach

You can live in the town limits or 7 miles from the town and still have a Chesapeake Beach address.   Breezy Point is a popular park on the Chesapeake Bay for swimming, fishing, boating and camping.

North Beach

Sunderland
This is a small postal area, mostly residential.  There is a park and ride,  Sunderland Elementary School and a couple businesses.

Huntingtown

This is a small town center with a few stores, Huntingtown High School, Huntingtown Elementary, Kings Landing Park and a fire department.  This is a large postal area which extends from the Patuxent River to the Chesapeake Bay.

Prince Frederick

Prince Frederick is our county seat and  where you will find the courthouse and our county government offices.  This is the largest commercial area so there are more stores and restaurants than anywhere in the county.  The county hospital is located here as well as two firehouses, Calvert High School, Calvert Middle School, Calvert Elementary School, Calvert County School and the community college College of Southern Maryland.  This is one of four areas in the county with public water and sewer.  A district park is close by.

Barstow

Small rural area with just a post office.

Broomes Island

Quaint, small town on the Patuxent River and Island Creek.  The oyster house is gone but there is a small “mom and pop” store and a great waterfront restaurant.

Port Republic

A small rural area with two tourist attractions --  restored one room school house and Battle Creek Cypress Swamp.  Mutual Elementary School is in this area.

St. Leonard

A small town center with a gas station / convenience store, fire house, a couple small stores and St. Leonard Elementary School.  St. Leonard Creek  is a top cruising destination for boaters and Jefferson Patterson Park & Museum and Flag Ponds Nature Park are great recreational parks.

Lusby

White Sands and Cheapeake Ranch Estates are two of the largest communities in the county.  There is a town center with a hardware store, gas station, restaurant and the area has been approved for a major grocery store.  Patuxent High School, Southern Middle School, Patuxent Elementary School and Appeal Elementary School are located here.  This is where you will find Cove Point Lighthouse - the oldest continuous operating lighthouse in the U.S., Cove Point District Park, Calvert Cliffs State Park and the Nuclear Power Plant, Southern Community Center, Cove Point LNG plant.

Dowell

A small postal area where Dowell Elementary School and Mill Creek Middle School is located.

Solomons

The largest tourist attraction in the county is home to Drum Point Lighthouse, Calvert Marine Museum, the William B. Tennison buy boat, Ann Marie Gardens a 30 acre Sculpture Garden on St. Johns Creek and Solomons Island which is one of the most popular boating destinations on the Chesapeake Bay with several restaurants, small shops and a boardwalk.

Real Estate Tips
Titles >Joint Tenancy

When two or more individuals own property together, each one owning an equal interest and having equal rights in the property including the rights of survivorship, it is referred to as joint tenancy. Any of the joint tenants may transfer his or her interest in the property to another party, but this dissolves the joint tenancy and creates a tenants-in-common interest with respect to the other parties whose names are on the title.

The most important feature of joint tenancy is the right of survivorship. A joint tenant cannot will his or her interest in the property to others. The surviving joint tenant (or tenants) simply becomes the owner or owners of the property without going through the probate process, which can involve expensive legal fees and may take months to resolve.

It is important to get professional advice when you plan to buy and hold title to real estate with another person.
